It's Been a Slow Summer However, Properties are Still Continuing to Go Under Contract. |
As I mentioned last week, it is not unusual for the Summer and into Back-to-School months to show a drop in inventory. People are trying to get their kids back to school, and most, if they were moving to Marco to live full-time, have already secured their spot. While our full-time, family residents have grown a little bit, we are still mostly a second-home resort community, which means it is always a good time to buy or sell in my opinion. I have noticed a few homes that have come onto the market with very reasonable price points for a change. A few on my "Picks List" from last week have already gone to Pending Sale status. |

These either have special exposure that is in high demand, a great waterfront lot, or are newer construction homes. |
Find My Favorites in This Link to Single-Family Home Picks. First of all, these are Waterfront - either Direct water (no fixed bridges) or Indirect (large yachts and tuna towers will NOT fit under bridges). They are also CBS (Concrete Block Construction). I am also including only the most sought-after exposures of NW-W-SW-S-SE in my favorites. These generally see the sun in the afternoon/evening, and I get the most requests for that. This means resale will be good when the time comes. These homes don't necessarily sell for MORE money, but they do tend to sell faster than an equal home with Northern Exposure. There have been a lot of people overpricing homes and condos based on our past market, but to get sold, sellers need to realize our market has changed from the buyer paying whatever they ask...and then even more for a home, that our particular market has now leveled back to a certain market value. Sold comps matter again. Here are the past week's price drops. During this season, a price drop can mean a Motivated Seller! I know of a few myself. |
